- Liability for Guests: Tenants are fully responsible for the actions, behavior, and any damages caused by any person residing in or visiting their camper, including but not limited to family members, co-occupants, roommates, and registered or unregistered guests. This includes both short-term and long-term occupants. The Resort reserves the right to remove any guest at any time, at managements discretion, without prior notice to the Tenant.
- Eviction Rights: The Resort reserves the right to terminate any stay and evict any Tenant at any time, with or without cause, at the sole discretion of management, and without refund.
- Compliance with Rules: Tenants must comply with all Resort rules, as outlined in this agreement. Failure to comply may result in immediate termination of stay without refund.
- Property Damage & Indemnification: Tenants and their Guests are legally and financially responsible for any damage to Resort property, whether intentional or accidental. Willful damage or defacement of property will result in immediate eviction and may be prosecuted to the fullest extent of the law.
- Indemnification Clause: Tenant agrees to indemnify, defend, and hold harmless the Resort, its owners, managers, employees, and affiliates from any claims, damages, losses, or legal actions arising from the Tenant's or their guests' actions.
- Assumption of Risk(Including Amenities Use and Future Amenities): Tenants, Guests, and all other persons on the premises(including but not limited to contractors, visitors, or anyone else associated with the tenant or guest) acknowledge that staying at the Resort involves certain inherent risks, including but not limited to personal injury, physical harm, property damage, property loss, or accidents caused by natural events, recreational activities, other guests, or any pets. By entering and remaining at the Resort, guests voluntarily assume all risks associated with their presence on the premises. In the event of any injury or harm, whether caused by themselves, other guests, their pets, or environmental factors, the Resort is not liable for any physical injury, harm, or loss and guests agree to release, discharge, and hold harmless the Resort, its owners, employees, volunteers, agents, or affiliates from any claims arising from such incidents regardless of whether such incidents arise from negligence or unforeseen circumstances.
- Release of Liability: Guests waive and release the Resort from all claims, liabilities, or demands that may arise due to injury, loss, or damages suffered while on the premises.
- No Rights to Tenancy: Guests are temporary visitors and do not obtain any rights to tenancy or legal occupancy. Management may ask any guest to leave at any time without cause. This includes the understanding that Guests have no rights to long-term stay, lease, or tenancy status at the Resort.
- Restricted Areas: For your safety and the safety of others, all maintenance, storage, utility, construction, and designated work areas are off limits to Tenants and Guests. In addition, any areas within the Resort that are not specifically designated for public or Tenant access are considered restricted. Unauthorized access to these restricted areas is strictly prohibited and may result in eviction or legal action. The Resort reserves the right to designate or modify restricted areas at any time, and all such changes will be communicated to Tenants as needed.
Sweet Escape Rules and Regulations
- Quiet hours between 10:00 p.m. and 7:00 a.m.
- No outside glass bottles allowed except inside RV’s.
- No ATV’s allowed…Golf Carts welcome but MUST stay on designated roads and cannot park on the roads.
- Pets must be kept on a leash, and a responsible pet owner must be on the other end of the leash at all times. Pets may not be left unattended in dog park or elsewhere on the campground under any circumstances. Pets that have been harmful to people or other animals in the past will not be allowed and any aggressive behavior will not be tolerated.
- Pets are not allowed in restrooms or lodge except during extreme weather.
- No washing pets except in designated pet washing area.
- Always clean up after your pet including but not limited to while they are in the dog park. Failure to do so will result in a $25 cleaning fee for pet waste removal. We are a pet friendly park but commit to a clean park.
- No washing RV’s in the park.
- No furniture or large items in the dumpster
- No major repairs or maintenance of RV’s or vehicles at the campground site
- Speed limit of 5 to 10 MPH inside the park. No cutting through sites.
- No open storage under the RV.
- Guests are welcome but office must be notified and guests must be registered. Each campsite tenant is responsible for their guests. Guests staying for an extended time with full-time campers may be subject to a background check if over 18.
- RV parking spot cannot be changed unless camper consults with staff to request a change.
- No loud appliances like generators unless in emergency conditions or in designated area such as dry camping.
- No smoking or vaping is allowed inside Resort facilities or in public/common areas. Smoking and vaping are permitted only on your assigned campsite. A $250 fine will be charged for smoking inside any Resort facility. Additionally, a $25 clean up fee will be charged for cigarette butts or related litter left behind on the premises.
- No alcoholic beverages allowed except on your assigned site. No brawling, loud or annoying noise, or out of control behavior will be allowed. Please bring such behavior to management’s attention.
- Respect the rights of other campers. Do not walk through the sites or disturb others.
- Trash-please dispose in designated dumpsters or trash cans. Trash left at site, including in the fire ring, will result in a $25 charge.
- All vehicles must be parked on your site.
- Fireworks prohibited.
- Pens or cages must be approved.
- Sewer collars or approved sealed sewer connections are always required. (Available in campground store if needed.)
- The hanging of personal clothes is not permitted. Towels, however, and swimsuits will be allowed temporarily to dry.
- For your protection, security cameras are in public areas of the park excluding private bathrooms.
- All full-timers must provide ID’s and agree to background check.
- Long term RVs must be aesthetically pleasing and if over 10 years must be approved by staff.
- Fires allowed in fire rings only. DO NOT leave fire unattended. Keep it at a manageable height for safety. During burn bans, no fires will be allowed.
- Our neighbors will prosecute trespassers. Please stay in park and do not cross fence or property lines.
- Children are to be always supervised.
- Camper shall be responsible for upkeep of the park including but not limited to rented spot, lodge, dog park, walking trails, ponds, pickle ball court, restrooms, and laundry room. Such upkeep would include their individual trash, dog or other animal poo, etc.
- Should camper fail to pay rent when due, or if camper breaches any other term of this Agreement, Sweet Escape RV Resort may declare camper in default and may terminate this Agreement immediately. In addition, Sweet Escape RV Resort may recover from camper all rent and other sums due under this Agreement, together with reasonable attorneys’ fees and costs.
- Early departure without a 48 hour warning to Sweet Escape management will result in a $100 fee.
- Early/unexpected departures will NOT receive a pro-rated return.
- One family and one unit per site for a maximum of 5 persons per site. Additional fees will apply for extra people. Persons under the age of 21 are not allowed to camp without a person of legal age on the site at all times.
- No swimming in the ponds.
- Each Tenant must keep a valid debit/credit card to be kept on file for the duration of their stay at Sweet Escape RV Resort. The Resort requires this information for identification and security purposes and to cover any potential damages or fees that may arise during their stay. Failure to provide a valid credit/debit card may result in denial of access to the Resort.
This Agreement shall be governed by and construed in accordance with the laws of the State of Arkansas. If any provision of this Agreement is held to be invalid or unenforceable, such provision shall be struck from this Agreement and the remaining provisions shall remain in full force and effect. Sweet Escape RV Resort not responsible for bodily injury to persons, pets, or property.
Privacy Policy
Sweet Escape RV Resort respects the importance and privacy of your Personal Information, which means information that identifies you personally, either alone or in combination with other information available to us. Any personal information given will not be shared with any other entity/solicitor, nor will it be misused for personal gain. We will attend to any corrections that need to be made such as inaccuracies in your personal information immediately. We will comply with our credit card merchant banks' requirements for the use and storage of your credit card information, such as obligations concerning the security of your credit card numbers, as well as any laws that apply to the use and storage of that information. Should there ever be a breach of any kind you will be notified immediately. We reserve the right to modify this Privacy Policy, completely or in part, from time to time as needed for your protection.
Information Collection Details
By the word Site, we are referring to Sweet Escape RV Resort’s Website. We collect information that you voluntarily give us by e-mail, by conducting business with us on this Site, or by registering on this Site. Any personal Information may be used for such things as reserving a campsite which will require contact information such as name, address, and telephone number. Financial information may be collected as well and will likely include a credit card number and expiration date. This information will be used to bill you or to complete your reservation or other purchases. Should we have trouble processing your reservation or other purchases, we will contact you by using this information.
We may use the personal Information you provide for activities, including and without limitation for such things as processing your reservation, processing your credit card payment, customer service, collections, marketing, updates and pertinent or emergency information while at our campground, providing services and products, and to contact you regarding administrative changes or notices.
We will collect your computer's IP address, which you necessarily disclose when you visit the Site so that our computer may send information that you request to your computer. The Site may use "cookies,” used to store data on your computer or send data to our web server. Should you decide not to accept cookies, you may be limited on what we can provide when you visit our Site.
Sweet Escape Waiver of Liability
We hereby waive, release and forever discharge Sweet Escape RV Resort LLC, its affiliates, managers, members, agents, attorneys, employees, staff, volunteers, heirs, executors, administrators, representatives, predecessors, successors and assigns from any claims resulting from physical or personal injury, pain, suffering, illness, disfigurement, temporary or permanent disability, loss or death, and any property damage that may occur caused by fire, theft, vandalism, water or land-related accidents, natural events or any other occurrences or mishaps. We are here of our free will, and entirely at our own risk. We understand that these injuries or outcomes may arise by our own or others’ negligence or conditions on the premises or the conditions or our use of amenities offered at the premises or related to travel to and from the premises. Nonetheless, we assume all related risks, both known and unknown. Sweet Escape RV Resort is not responsible for errors, omissions, acts or failures to act of any party or entity conducting a specific event or activity. I fully understand that this is a release of liability and I agree to voluntarily give up or waive any right that I otherwise have to bring legal action against, for any personal injury or property damage whatsoever for negligence on the part of Sweet Escape RV Resort. This waiver and release of liability shall remain in effect for the duration of my presence at the premises. We further agree to indemnify, defend and hold harmless Sweet Escape RV Resort against any and all claims, suits or actions of any kind whatsoever for liability, damages, compensation or otherwise brought by me or anyone on my behalf, including attorney’s fees and any related costs.
